In a dual representation role JAAD Partners represented Coral Circle Properties and a sign & graphics company in a new lease of 6,550 square feet in a 13,100 square foot industrial building in El Segundo in May 2018. JAAD was able to navigate through this complex transaction in which Coral Circle’s prior tenant sold its business to the new tenant. In addition to performing due diligence on the business operations of the sign & graphics company, JAAD analyzed its credit and liquidity. JAAD met several times with the principal of the new tenant. Coral Circle achieved a meaningful increase in rent. There were no concessions.
