JAAD Partners represented the tenant-in-common owners of a 5,000 square foot bow-truss industrial building in a lease extension in May 2020 in the popular Smokey Hollow submarket of El Segundo.   With the Covid-19 shelter-in-place order in effect, JAAD partners negotiated a 37 month lease extension with year one’s rent flat with that of the prior year, and 3% annual increases in future years.  The only concession from the landlord was one month of rent abatement.
