In February 2021 JAAD Partners represented Electronic Lane Properties in the lease renewal of an existing tenant in its flex industrial building in Huntington Beach, California. The tenant’s future plan for officing its tenants was changed by the Covid-19 pandemic as it learned that its employees were productive working remotely. Therefore, the tenant decided upon lease expiration to give up its mezzanine office space at the property; however, the tenant felt so positive about its business prospects that it agreed to a three-year lease extension of its warehouse and office suite. There were no concessions in the lease extension of this tenant in the costume industry which occupies 8,000 square feet of office and warehouse.
