What a way to end the year! On December 31, 2019 in the heart of the Inland Empire near the interchange of Interstate 15 and Interstate 91, JAAD Partners represented 1120 California Investors LLC in a 62-month lease transaction for a property consisting of over 48,000 square feet of office and warehouse. The office area was originally constructed by a woodworking and cabinetry company, so the level of finishes is at a much higher level than that of standard industrial office in the Inland Empire. The landlord’s only concessions were providing two months of rent abatement, installing new carpet squares in the office area, and completing some minor repairs. The tenant, a linen and uniform company, will be modifying the water lines, gas lines and sewer to meet its operational needs. Additionally, the rent level increased by nearly 37.5% compared with that of the previous tenant’s.
