In December 2019 in the Playa Vista area of Los Angeles JAAD Partners represented 5425 Grosvenor Investors LLC in a 62-month lease transaction for a building containing over 20,000 square feet of office and warehouse. The landlord’s only concession was two months of rent abatement. The tenant, a eSports company, plans to spend over $1.0 million to renovate the property to creative office and eSports tournament competition space. Additionally, the rent level increased by nearly 50% compared with that of the previous tenant’s.
